We build from the ground up: concrete footings set below grade, treated joists on 16-inch centers, ledger board bolted and flashed to keep water off your rim joist. Pick pressure-treated pine or composite decking and we'll frame to match the span tables either way.
Soft spots usually mean a joist has rotted from water sitting behind bad flashing, not a decking problem. We pull boards, check the frame, replace what's compromised, and put new flashing in before anything goes back down.
Mississippi humidity is hard on wood. We pressure wash, let the deck dry out for a couple of days, then apply a penetrating stain that holds up better than the film-forming kind that peels and cracks by year two.
Multi-level decks, built-in bench seating, a landing halfway down the stairs, whatever the yard calls for. We'll draw it out, size the footings and joists for the load, and walk you through material options before we cut anything.
The frame is what actually holds you up, not the decking on top of it. We replace sistered joists, swap out corroded joist hangers, and re-bolt ledger connections that were never lagged into the house properly.
Composite costs more up front and skips the staining, but it still needs the right substructure underneath it. We run joists closer together for composite than for wood, usually 12 inches on center, so the boards don't sag between them.
Code around here wants a 36-inch minimum railing height and baluster gaps under 4 inches, and we build to that whether it's wood, cable, or aluminum. Loose posts are almost always a sign the post was never bolted through the rim joist in the first place.
A screened porch takes an open deck and roofs it, which changes the load and usually means bigger footings underneath. We frame the roof tie-in to the house properly so it doesn't create a new spot for water to get behind your siding.
If the frame's still solid but the decking is cupped, splintering, or grey, we can strip it down to the joists and lay new boards without rebuilding the whole structure. It's a fraction of the cost of a full tear-out.
